At Stateside Capital, we are focused on the various state tax credit programs. Traditionally, we have been active with the Low-Income Housing Tax Credit (“LIHTC”) Program since the creation of the Tax Reform Act of 1986. LIHTC is a federal program that provides tax incentives in affordable rental housing for families and seniors.Other tax incentive opportunities,include “Green” opportunities, Tax Equity Financing of Renewable Energy Projects, and Land Conservation opportunities.

We work with developers to maximize lower tier credit pricing without compromising essential upfront equity and fees. We recognize that each development is unique and has to be structured in a way that works for all parties involved. At Stateside we have the ability to use a traditional “pari-passu” structure with equity coming in at the same time as the federal investor or a bridged equity structure to maximize lower tier pricing. We are aware of all the common complications and their solutions involved with adding a state limited partner whether it is a complex or simple issue. To achieve our goals, we also provide asset management in order to monitor the strength of the asset.

  • Community Development & LIHTC – Stateside Capital was the first company formed in Georgia for the sole purpose of acquiring Georgia State Affordable Housing Tax Credits. Stateside Capital works with developers to maximize lower tier credit pricing without compromising essential upfront equity and fees, recognizing that that each development is unique and has to be structured in a way that works for all parties involved.
  • Renewable Energy – In May 2008, Georgia enacted legislation establishing personal and corporate tax credits for renewable energy equipment and certain energy-efficient equipment installed and placed into service.
